Smart control, without a blueprint
HZ University in Middelburg is a higher education facility serving around 1,200 students. The building was originally an office complex and has since been transformed into a modern university location. That transformation brought along several technical challenges — including the complete absence of documentation on the existing systems.

Challenge
When the project began, no technical documentation was available. In order to build a functioning digital twin, the entire heating system first had to be mapped out — a complex task in a busy educational building.

Solution
Together with the client and technical partner Croonwolter&dros, the heating installation was fully reconstructed and integrated into the digital twin. Self-learning algorithms enabled the system to understand the building’s behaviour — including heat demand, weather effects, and system efficiency. Today, the heating is automatically and intelligently managed 24/7.

Results
The cooling system will be added in the summer of 2025, after which full monitoring of energy use will be available. Even now, the early outcomes are promising:

  • Continuous, self-learning system control
  • Optimisation based on weather forecasts and system performance
  • Energy delivered more efficiently, without compromising comfort
